I don’t recommend these apartments. They are too expensive considering the size and the internal conditions. The building is too old and the landlords don’t invest in doing proper maintenance, I don’t know what kind of material the wall are but you can listen all from your neighbors in the same building, that is, there is no good sound isolation on the walls. Given the high humidity in Venice and poor quality of the pain on the walls a lot of molds (muffa) is generated in several places even when the apartment is ventilated. The common areas aren’t cleaning even when at the end you will have to pay for it, and you will share a washing machine with at leas 7 people. To top it off, the ground floor is flooded during high water (acqua alta) because they have no external protection to avoid it, and there are two apartments in this floor.It should be noted that in Venice, residents don’t use the ground floor as bedroom precisely because of the flooding, but the businessmen to take advantage of the high demand for student housing take advantage of and remodel these spaces even knowing that it is not the most appropriate.In addition, you have to make advance fixed payment expenses thar are relatively high with respect to the rent and in the end, it will be adjusted to the effective consumption od the utility services (gas, water, electricity, rubbish collection). Besides, you have to pay at the end of the contract the registration of the contract (It should be noted that this is normally not paid by the tenant), general cleaning payment that can be between 150 and 200 euros, etc (for a little space). So, you won´t probably receive back your initial deposit taking into account all these expenses that you must pay (coincidentally all the final expenses coincide with the initial deposit or can be more, so you probably you won't receive anything).To sum up, regardless of the place you rent in Venice, request detailed information on all expenses before making the initial deposit so that you are clear from the beginning, and it is easier to compare between different options. According to the Italian law, landlords should show at least the condominium expenses of the last year to the potential tenants, and in this way, you can have an idea and a better schedule of your expenses. It is better to verify with supports, it not enough just to say it by words, I say it from experience. And to end, the clauses of the contract are quite restrictive, so it cannot be canceled in advance without having a penalty. After this experience, I can say that the apartments of the university offer better conditions and are more flexible, or the options in the surroundings of Venice.
