From the outset, the only redeeming quality about this property is the stunningly manicured garden - a pleasure to the eyes indeed, but regrettably undermined by the fact that the villa is situated on a bustling main road, making it far from a serene retreat.Moving indoors, you'll encounter an interior that feels like a relic from a bygone era, in desperate need of an update. The so-called luxury ambiance of the villa loses its charm when you are constantly faced with malfunctioning appliances.A particularly frightening incident was when a window fell onto one of our guests as they tried to open it - a shocking occurrence that could have led to a serious injury. Astoundingly, the managing company, Homes in Eataly, had the audacity to blame us for this malfunction.Throughout our stay, the villa felt poorly maintained. The dishwasher would trip the electricity at random, plunging the whole floor into darkness. This would also cause the fridge to shut off, causing some food to go to waste. The water would unpredictably switch from clear to yellow or brown, even in the bathtubs. All toilets had broken seats, further downgrading the villa from its advertised 'luxury' status.Now, let me address the elephant in the room - the atrocious management. Homes in Eataly seemed to have mastered the art of negligence and finger-pointing. They expect guests to act as property managers, reporting issues that they should have been aware of and rectified before our arrival. What's worse is that when we did report issues, they were seldom fixed, and instead we were often unjustly blamed.The company exhibited a superior, indifferent attitude that was nothing short of infuriating. When we finally got them to address some issues, they made minor, insignificant fixes and offered no compensation or alternative solutions. Their appalling service greatly marred our experience at the villa and left us feeling cheated and unvalued.In conclusion, our stay at Villa le Rocce was far from the promised luxury experience. It was rather a bundle of disappointments and frustrations. If you're looking for a luxury villa with reliable management and working amenities, steer clear of Villa le Rocce and Homes in Eataly. This experience was a lesson in how not to manage a luxury property, and I sincerely hope nobody else has to learn it the hard way.
